Florida and the Great Housing Mismatch

Living and working in Naples, I see firsthand how Florida’s unique housing landscape is evolving—and just how complex the market can be when homes on the market don’t quite fit what buyers need. Even with plenty of listings, it’s not always a match: budgets, preferred neighborhoods, and life stages all play a part. For many here, affordability isn’t just the sticker price; insurance, HOA dues, maintenance, and storm risk all weigh on the decision, as does the reality of being car-dependent in much of the state. As someone who helps buyers, sellers, and renters navigate these waters, I believe established neighborhoods work best when people can move within their own community, whether that means downsizing, seeking a cottage or townhouse, or finding an apartment that keeps them close to what matters most. Looking ahead, the big question for Florida is whether the next generation will find enough variety—in price, size, and location—to truly make these homes their own. My background in both real estate and mortgage financing helps me see the full picture, ensuring I’m there to guide clients through each step in our ever-changing market.
