For many here, affordability isn\u2019t just the sticker price; insurance, HOA dues, maintenance, and storm risk all weigh on the decision, as does the reality of being car-dependent in much of the state. As someone who helps buyers, sellers, and renters navigate these waters, I believe established neighborhoods work best when people can move within their own community, whether that means downsizing, seeking a cottage or townhouse, or finding an apartment that keeps them close to what matters most. Looking ahead, the big question for Florida is whether the next generation will find enough variety\u2014in price, size, and location\u2014to truly make these homes their own.
