More Homes Hit the Market as Demand Cools

We're seeing a shift in the national real estate landscape, with more homes hitting the market and demand cooling slightly over the past month. In the four weeks ending August 23, new U.S. listings increased by 0.4% week over week, and total homes for sale rose by 0.5%—reaching their highest point since early Q2. However, pending home sales dropped 1.1% weekly, hitting a six-month low, as higher housing costs have kept many buyers on the sidelines, even as inventory improves across the country. The median U.S. home-sale price increased 1.9% year over year to over $400,000, while average mortgage rates hovered near 7%, close to a 13-month high.
