The luxury segment is especially dynamic right now: over $5 million, there are about 488 single-family homes currently listed, with roughly 43 homes selling each month, and condos averaging around 20 monthly sales. Inventory across South Florida hovers around 4,500 homes for sale, with about 10% priced above $5 million and another 10% below $500,000. This balanced but tight supply is part of what’s helping support property values.
